Purpose of the Position:

The Building Envelope Supervisor collaborates with the Director of Facilities Maintenance & Energy Management and the Chief Facilities Officer to inspect and test building envelope performance across campus. This role identifies current and potential problems and provides expertise for efficient, sustainable, and timely solutions. The Building Envelope Specialist evaluates, maintains, and improves building envelope systems, including roofs, windows, Exterior Insulation and Finish Systems (EIFS), walls, insulation, and waterproofing. This position ensures that buildings remain energy-efficient, weather-resistant, and compliant with industry standards by addressing issues such as water leaks, moisture intrusion, insulation failures, and facade deterioration, offering solutions to enhance performance and longevity. A key function is to guide and oversee solutions for improving performance, including material selection, system design, and structural planning. Under the general direction of the Assistant Director of Facilities Maintenance, the employee also oversees seven technicians in the General Trades shop (lock and key, painting, and general maintenance).

Duties/Responsibilities:

Project Manager/Collaboration & Supervisor Duties:
• Collaborate with various stakeholders working with architects, engineers, contractors, facility managers, and building occupants. Participate in pre-construction design reviews and provide feedback to the design team. Assist in the evaluation of contractors seeking prequalification.
• Provide guidance and oversight offering technical expertise and support during the construction or repair process, conducting on-site observations of work in progress, preparing site visit reports, and inspecting and monitoring the installation of building envelope systems to ensure adherence to specifications and quality standards.
• Manage contracts and repairs including estimating, budgeting, and scheduling building envelope related projects. Assist in the preparation of the annual maintenance capital budget.
• Oversee sealant replacement program including development of the team, scheduling, training, etc.
• Supervise general trades shop (lock & Key Department, painting department and general maintenance team) in accordance with University policies, including but not limited to, recruitment, employee onboarding, termination, disciplinary action processes, and performance evaluations.
• Provide daily work assignments. Review work for quality, completion, accuracy, and adherence to internal operating policies and procedures. Address errors and problems and provide feedback.
• Direct & evaluate the performance of maintenance staff through regular inspections and direct daily supervision. Determine needed areas of improvement in level of training/education for each technician. Ensure employees have appropriate training on equipment, methods, procedures, and techniques. Ensure proper care in the use and maintenance of equipment and supplies; promote continuous improvement of workplace safety and environmental practices.
• Train and support staff. Foster development of team members by helping them set and achieve goals for their career growth. • Select new maintenance employees by participating in interviews and making selection recommendations. Conduct performance appraisals of maintenance staff. Recommend upgrading to higher job classifications where appropriate. Handle disciplinary actions up to and including termination in accordance with department guidelines and University policies.

Inspection and Assessment:
• Conduct on-site inspections examining roofs, walls, windows, doors, foundations, drainage systems, flashing, seals and other exterior components for damage, deterioration and potential issues or vulnerabilities.
• Perform diagnostic testing utilizing various methods like water spray testing, and infrared thermography to identify leaks, insulation deficiencies, and other performance problems.
• Evaluate material conditions assessing the condition of cladding, sealants, coatings, and other building envelope materials.
• Identify current and potential problems recognizing existing issues like water leaks, moisture intrusion, and air infiltration, as well as predicting future problems based on material conditions and design.
• Conduct condition surveys systematically evaluating the overall state of the building envelope and documenting findings.

Analysis & Reporting:
• Analyze collected data interpreting results from inspections and tests to understand building envelope performance.
• Prepare detailed reports documenting findings, including photographic evidence, descriptions of issues, and recommendations for repair or improvement.
• Develop repair and remediation plans creating strategies and specifications for addressing identified deficiencies, improved energy efficiency, and longevity.
• Develop maintenance schedules and protocols for preventive care of the building envelope.
• Maintain records of roof, window, and building envelope conditions, tracking degradation over time.
• Operate and maintain computerized maintenance management system (CMMS) for all work requirements: input data and prepare work schedules for all E&G work orders for electrical, lighting, and life safety systems including emergency, reactive, proactive, preventive maintenance, and service work orders.
• Ensure/verify that employees accurately charge time and materials to proper work orders.
• Manage employees’ time utilizing our time management software.
• Utilize Word and Excel for developing spreadsheet and documents for budgets, schedules, projects, and other information viable to department operations.
• Review building automation system and sub-meters regularly. Identify any anomalies and take corrective action. Inform the Director of Facilities Maintenance of any major breakdown or repair delays that could impact any campus building.
• Plan and direct the Preventive Maintenance (PM) schedule of all roof inspections, painting and door hardware. Ensure entry of all existing and new related equipment into CMMS. Create PM tasks and schedules on existing and new systems/equipment.
• Prepare project status reports for weekly supervisors meeting.
• Recommend, develop, and oversee operating policies, procedures, and guidelines to support the work of the unit.
• Determine costs of equipment, materials, and supplies and prices accordingly. Order materials, supplies, and equipment. Liaise with vendors, deans, chairs and other end-users to obtain budgetary pricing for projects.

Design & Technical Expertise:
• Review construction documents analyzing architectural and structural drawings and specifications to ensure proper building envelope design and detailing.
• Provide design recommendations offering expertise on material selection, system design, and construction methods to optimize building envelope performance and energy efficiency while increasing occupant comfort.
• Ensure code compliance verifying that building envelope designs and installations meet relevant building codes and standards.
• Track warranty coverage. Assist in the preparation of claims for warranty claims and disputes.

Research & Development:
• Stay updated on industry best practices keeping abreast of new materials, technologies, and construction techniques related to building envelopes.
• Research and evaluate new products and systems assessing the suitability and performance of innovative building envelope solutions.

Minimum Requirements:

• Bachelor’s degree in architecture, building science, engineering (civil or structural), facilities maintenance or related field, or equivalent experience.
• Minimum 5-8 years working with building envelope consulting, inspection, development and/or engineering with sound knowledge of building materials, field investigation methods, and scientific principles as they relate to performance with three years being in a supervisory position.
• Experience in the maintenance, evaluation, repair, design and planning, and construction of the building envelope.
• Knowledge of architectural design theories/concepts and specific structural theories/concepts related to exterior wall construction.
• Proficiency in Microsoft Office Suite, Google Suite, and Adobe Acrobat.
• This employee will be a regular driver as defined in the UAH Vehicle Safety Management Program, which includes, but is not limited to, possessing a valid driver’s license and maintaining an acceptable MVR in the judgment of the University’s insurance company.
• Ability to read and understand specifications, blueprints, and drawings relating to all types of buildings on campus and/or pertaining to building inspections.
• Ability to negotiate and influence others and to create & maintain effective working relationships both internally and externally.
• Ability to prioritize, plan, and organize own workload to meet conflicting demands and deadlines.
• This employee will be a regular driver as defined in the UAH Vehicle Safety Management Program, which includes, but is not limited to, possessing a valid driver’s license and maintaining an acceptable MVR in the judgment of the University’s insurance company.

Desired Qualifications:

• 8-15 years of experience in architecture, building science, project management, space planning and/or facilities management is desired.
• Procore Project Management Software Certification is preferred.
• Proficiency in modeling/drafting software (AutoCAD, Revit, BIM) is desired.

Published Salary (if available):

$75,000 - $80,000
