Purpose of the Position:

This employee is a key member of UAH Facilities & Operations department, which is responsible for the planning, design, construction, renovation, maintenance, and repair for each of the University’s 90+ buildings and 500 acres. Under the general direction of the Assistant Director of Facilities Maintenance, the employee provides oversight for the preventive maintenance, repair, and minor renovations of all electrical, lighting automation, and life safety systems in Education & General (E&G) properties. He/she coordinates the activities of a multi-craft technical workforce, organizes workflow, arranges logistical support for facility repair projects, and inspects work for quality. He/she shall have some budgetary responsibility and record-keeping duties.

Duties/Responsibilities
• Supervise electricians, life safety technician, and lighting control technicians in accordance with University policies, including but not limited to, recruitment, termination, discipline, and performance evaluation.
• Provide daily work assignments. Review work for quality, completion, accuracy, and adherence to internal operating policies and procedures. Address errors and problems and provide feedback.
• Direct & evaluate the performance of maintenance staff through regular inspections and direct daily supervision. Determine needed areas of improvement in level of training/education for each technician. Ensure employees have appropriate training on equipment, methods, procedures, and techniques. Ensure proper care in the use and maintenance of equipment and supplies; promote continuous improvement of workplace safety and environmental practices.
• Train and support staff. Foster development of team members by helping them set and achieve goals for their career growth. Promote an inclusive environment that values differences and creates a sense of belonging and appreciation for team members. • Ensure employees perform all repairs and maintenance tasks safely, in a timely manner, and in accordance with codes and practices required by the governing regulatory agency.
• Select new maintenance employees by participating in interviews and making selection recommendations. Conduct performance appraisals of maintenance staff. Recommend upgrading to higher job classifications where appropriate. Handle disciplinary actions up to and including termination in accordance with department guidelines and University policies.
• Operate and maintain computerized maintenance management system (CMMS) for (all work order requirements): input data and prepare work schedules for all E&G work orders for electrical, lighting, and life safety systems including emergency, reactive, proactive, preventive maintenance, and service work orders.
• Utilize Procore for project requirements and communications with PDC.
• Ensure/verify that employees accurately charge time and materials to proper work orders.
• Manage employees’ time utilizing our time management software.
• Utilize Word and Excel for developing spreadsheet and documents for budgets, schedules, projects, and other information viable to department operations.
• Plan and direct the Preventive Maintenance (PM) schedule of all electrical, lighting, or life safety systems. Ensure entry of all existing and new related equipment into CMMS. Create PM tasks and schedules on existing and new systems/equipment.
• Ensure upkeep and records of all annual life safety inspections, deficiencies and repairs.
• Ensure upkeep and records of all annual elevator inspections, deficiencies and repairs.
• Prepare project status reports for weekly supervisors meeting
• Provide input on developing, and overseeing operating policies, procedures, and guidelines to support the work of the unit.
• Determine costs of equipment, materials, and supplies and prices accordingly. Order materials, supplies, and equipment. Liaise with vendors, deans, chairs and other end-users to obtain budgetary pricing for projects.
• Solicit quotes from outside contractors to perform services. Organize provided quotes and present to Director for approval. Communicate regularly with contractor management to schedule services and ensure optimal performance. Monitor contractors’ work to ensure their compliance with all terms and conditions. Schedule and lead monthly walk-through with contractors of their areas to review service quality and performance. Provide evaluation and feedback to contractors. Provide weekly updates of all contracted services to Director and Assistant Director.
• Assist with creating and developing RFP’s, bids, and all contracted work related to minor renovations. Review plans. Perform pre-bid meetings with potential contractors. Visit job sites to inspect progress on projects while work is in progress. Communicate changes and progress. Complete projects on time and in budget. Ensure incorporation of specified materials and products during construction. Inspect completed job assignments for adherence to trade standards, contractual specifications, and compliance with regulations.
• Review mechanical plans for construction and renovation projects. Direct design teams in developing solutions to specific structural or operational problems. Visit job sites to inspect progress on projects while work is in progress. Communicate changes and progress. Complete projects on time and in budget. Inspect completed job assignments for adherence to trade standards contractual specifications, and compliance with regulations.
• Follow UAH purchasing policy and department protocol to use pCard and purchase orders. Request purchase orders, track invoices, submit invoices for payment upon completion of projects, and ensure purchase entry into CMMS.
• Handle complaints by talking with the complaining party and addressing the issue as needed.
• Respond to emergency calls during non-business hours and determine corrective measures.
Inspections:
• Conduct periodic inspections of systems in accordance with established guidelines. Report inspection results and any deficiencies to the Assistant Director orally or in writing, as requested. Add deficiencies to the preventive maintenance schedule.
• Inspect and ensure operational readiness and safety of the tools and equipment of the electrical, life safety, and lighting trades. Repair and/or direct the repair of machinery and equipment using hand and power tools, precision measuring devices, and testing instruments.
• Coordinate with supervisors in other trades and keep directors informed of work plans and status of ongoing work.
• Control maintenance and project costs in accordance with budgeted requirements. Determine costs of equipment, materials, and supplies accordingly. Liaise with vendors, deans, chairs and other end-users to obtain budgetary pricing for projects. Order materials, supplies, and equipment. Review completed projects for compliance and billing purposes.
• Follow UAH purchasing policy and department protocol to use pCard and purchase orders. Requisition materials and equipment necessary for the repair and operations of University buildings: request purchase orders, track invoices, submit invoices for payment upon completion of projects, and ensure purchase entry into CMMS.
• Ensure adequate supplies, materials, and equipment are maintained for area(s); determine Just-in-Time (JIT) inventory levels which pertain to the Electrical and Fire Life Safety units; initiate and/or prepare documentation related to purchase transactions; recommend and supervise vendors.
• Assist in the preparation of the annual maintenance capital budget. Assist in managing, tracking, and planning spending and costs of the unit.

Minimum Requirements:

• Associates degree in building construction or related field or equivalent experience.
• 5-8 years of electrical or applicable maintenance experience with four (4) years being in a supervisory position.
• Knowledge of electrical codes, safety regulations, elevators, fire alarms, mass notifications, and complex control lighting systems.
• Strong customer service skills, excellent oral and written communication skills, and demonstrated leadership abilities.
• Ability to read and understand specifications, blueprints, and drawings relating to all types of construction and equipment.
• Must possess good computer skills and working knowledge of Microsoft Word and Microsoft Excel.
• This employee will be a regular driver as defined in the UAH Vehicle Safety Management Program, which includes, but is not limited to, possessing a valid driver’s license and maintaining an acceptable MVR in the judgment of the University’s insurance company.

Desired Qualifications:

• State Electrical License is desired.
• College degree is preferred.
• Experience with handling large and varied budgets/purchasing/payables is desired.

Published Salary (if available):

$75,000 ($36.06/hour)
